New Tenant takes Contractors parking space

We recently completed a rehab for an investor and as usual it was quality rehab and when we do a quality rehab we offer to special investors a service to help find them a tenant. In this case we have a very special investor (Mrs. X) and we have a list of potential tenants. So to help Mrs X get started making money quickly, we walking our potential tenants through the property while the rehab was being completed.
The potential tenants get a chance to see the quality of the work, how this once used home had been transformed to a brand new home with new plumbing, electric, heater, roof, paint, kitchen etc. Every tenant that walked trough the property wanted to live in this home, so we started the screening process and for Mrs X here is the good news.
When we pulled our truck out of the parking space in front of the house, the new carefully screened and vetted tenant moved in. Mrs X had absolutely no downtime, she bought a property (a Quantum wholesale deal), Quantum completed a beautiful quality rehab, the tenant moved in the day the rehab was complete and Mrs X is collecting more rent then she expected.

Investor makes $20,000 from Quantum Builders Rehab

last month we finihsed rehabing a property in South Philadelphia. The investor expected to rent the property for cash flow but when he advertised the property it had been rehabbed so well that a homeowner decided to buy the property. While we did a rental rehab, it was a high quality rehab (not the cheapest rehab) with new heater, ac, paint (not sprayed), ceramic tiles etc.
From the investors perspective, while he didn’t want to necessarily sell the property, once he had an offer in hand, he went for the money.
