This is the first update for this deal since Vic and Leon where out in the blizzard. An investor bought this deal (for a steal) and now we are in the process of rehabbing it. The demo is mostly completed and we are now updateing the electric and putting in new systems in the 2nd floor apartment.

Not long ago, I shot a video I called Pinky and The Brain. Boy, did we get emails about how funny that was. We also got emails asking me “What is Dwight up too.” and “Why did he disappear?”. I can’t tell “Why he disappeared” but I do know what he’s up to. He has been working with some large companies helping them with online marketing.

This is the end of the process on this house. We only have touch-up and will be walking the investor thru the house in a few days. The home which once was a complete shell is now a gem of a new home with all new systems, roof, floors, walls, kitchen, plumbing, new bathrooms, closets, electricity, wiring. Basically this house is a brand new house just waiting for a new home owner.

This is Vic, and you have met most of my team except one. For now we will call him the Brain. Anyway, this guys never appears on camera, always directs and I got one chance to film him talking to Leon about where ideas come from. When Leon met this guy he was pounding away at a computer and he is verrryyyy protective of his computer. You need a Ft Knox pass to use the damned thing. I posted the video for this deal a few days ago but we finally go the appraisal done and the numbers where surprising. This beautiful West Oak Lane duplex has more that $300 per month in positive cash flow and a potential $9k in cashout. WHAT A DEAL.
Week 5 isn’t nearly that exciting, most we are working on the rear wall of the house and getting systems installed. The rough electric is in and working, rough plumbing, so systems going in as usual. The important lesson in this video is that the process is being documented for a variety of reasons including the investor, insurance, lenders etc.
