I posted the video for this deal a few days ago but we finally go the appraisal done and the numbers where surprising. This beautiful West Oak Lane duplex has more that $300 per month in positive cash flow and a potential $9k in cashout. WHAT A DEAL.

Week 5 Update, 30k in 90 days Real Estate Investor Flip Deal

Week 5 isn’t nearly that exciting, most we are working on the rear wall of the house and getting systems installed. The rough electric is in and working, rough plumbing, so systems going in as usual. The important lesson in this video is that the process is being documented for a variety of reasons including the investor, insurance, lenders etc.

Normally, we focus on West Philadelphia but we find deals all over Philly and this is a great deal. This duplex is in West Oak Lane and after we finish some rehab it will be a great cashflow deal for a special investor.
